A real estate agent licence in Luxembourg is a business permit. Real estate agents, property managers (syndics), developers and real estate business introducers must pass the relevant House of Training exam, or show 3 years in a managing role in a licensed real estate company in Luxembourg. Professional liability insurance is required.

Can you be a real estate agent in Luxembourg without an exam?
Yes, provided you can show 3 years in a managing role in a licensed real estate company in Luxembourg. Otherwise, the relevant House of Training exam is required to obtain the business permit, whichever real estate activity you plan to carry out.
Does a SCI need a real estate agent licence?
A civil company that manages its own assets is not acting as a real estate agent and does not need this permit. The question arises if it buys to resell on a regular basis: the activity may then fall under a real estate business permit.
